Selling

What's included in my selling fees?

Everything is included! This includes an accurate evaluation, professional photography, detailed listing of your property, and more.  We will conduct the viewings, including out of hours if required at no extra cost to suit both the prospective buyers and yourselves. 

What happens if I do not sell my property?

Should your property be on the market longer than expected, we will help you review your options and assess your previous viewings and feedback. We will discover ways to boost your viewings and re-evaluate the local market, inclu,ding details of what is selling in the area.

Letting (tenant)

How do I apply to rent a property?

Following a successful viewing, should you wish to proceed we will take a holding deposit and submit your information for credit reference. Providing you are accepted, a Shorthold Tenancy Agreement (AST) will be issued, and a move in date will be agreed.  You will also be issued with a copy of the Condition Report, and invited to comment.

What deposit will I need?

The majority of properties managed by us attract a minimum deposit equivalent to 1 month rent.

How do I know my deposit is protected?

We are members of the Tenancy Deposit Scheme, and as such, all deposits are registered and held within the Custodial scheme within 30 days of your tenancy commencing. You will be provided with a certificate of the holding.

Is letting a property stressful?

Finding the right tenant is in fact the easy part, but managing the property from thereon is the hard work. You must give your tenant the best rate of service, communication and management and that isn’t easy with the increasing demand of day-to-day work!
